Can you believe the year is already over? We certainly can’t! As 2019 draws to an end, we are so grateful for another great year and being able to help so many families with their real estate needs!
As the picture above suggests, we had a great time at our Thanksgiving client appreciation party where everyone went home with a pie for their Thanksgiving feast! We look forward to more gatherings like this in 2020!
Overall, the San Francisco real estate market remained strong in 2019 with a dip in the Fall selling season for the 5th year in a row. That mentioned, our market is very much supply driven.
Neighborhoods like SOMA and South Beach, where there is an abundance of inventory, are seeing longer days on market and downward pressure on pricing. Sellers in even the hottest neighborhoods are best advised to do everything possible to price correctly, show their homes in the best possible light and not to take the market for granted. For buyers, there are definitely excellent opportunities out there for you!!

Median House Prices by Realtor District
As you may know, median sales prices are affected by other factors besides changes in fair market value. Monthly and seasonal fluctuations are common and longer-term trends are much more meaningful than short-term changes.
Between 2012 and 2019 we saw a recovery in the market and a high-tech boom that is reflected in the graph below.
The 2019 YTD median sales prices should be considered preliminary until full year data is in. Comparing 2019 YTD to 2018, the median house sales price is about the same, even though new monthly and quarterly peaks were hit year to date.
