The Challenge

We were honored to represent the high profile seller of this spectacular home with sweeping views of San Francisco. Some challenges we faced were to balance maximizing the home’s exposure to the market while protecting seller requested confidentiality. Plus, the home’s vertical floor plan reduced the prospective buyer pool. Lastly, the home lacked a classic “grandeur” element that most luxury home buyers are looking for in this price range.

Our Approach

Our team worked closely with the seller and seller’s team of advisors to market this home on a local, national and global scale, while ensuring seller confidentiality. We assembled a team of experts — including world-class stagers, photographers and videographers to capture the incredible features of the home and help buyers conceptualize its luxury. Lastly, we tapped into our extensive network of resources such as stagers, contractors, lawyers, marketing and PR professionals as well as other brokers and utilized a team approach to get this one-of-a-kind home sold.

Iconic West Portal Home

The Challenge

In the same family for almost 60 years, this iconic West Portal home was cosmetically dated and full of personal family treasures. In order to maximize its sales price, strategic improvements needed to be made to bring out its full and hidden potential!

Our Approach

We helped our sellers decide on the specific changes needed that would pay dividends in the final sale price; painting interior and exterior, refinishing floors, landscaping, staging, new light fixtures and making key kitchen appliance upgrades. We then managed our team of trusted vendors to implement these significant home improvements so the home would show beautifully and attract many interested buyers. We implemented an aggressive marketing campaign and pricing strategy to bring in different buyer types. Because the home was located directly on the Muni line, we targeted commuters looking for a conveniently located home.

Our Results

We found 10 ready and willing buyers who made offers on this home. The lucky buyer purchased this timeless gem while setting a new bar for neighborhood pricing. We were delighted to help the sellers pass on their beloved childhood home to new buyers who appreciated its legacy.

The Challenge

We worked with a developer to sell these three gorgeous new construction homes. While new construction sales are typically straightforward, this project presented challenges such as neighborhood tension about the project, proximity to the freeway, the vertical layout of the homes and the lack of an elevator.

Our Approach

Our marketing strategy included staggering the launch of the homes to emphasize their individual value, marketing directly to other top agents and brokers in the city, and utilizing off-market channels to gain maximum exposure in the shortest amount of time. We staged the homes to attract a younger, hipper buyer profile who would appreciate the structural and functional design and layout. We helped educate neighbors on the real estate process and worked with them as partners.

Our Results

We were able to exceed our sellers expectations by quickly selling all three of these stunning homes at excellent prices. One home was sold without hitting the market because of the tremendous pre-market exposure and our extensive network of agent contacts.

Beautiful Bernal Hideaway

The Challenge

Our sellers came to us after they were unable to sell the property with a different real estate agent. They were frustrated that their beautifully updated home hadn’t sold despite a gorgeous renovation and a significant price reduction. Given the time of year combined with its past unsuccessful history, this home needed an aggressive and innovative marketing plan in order to sell at the price it deserved.

Our Approach

We brought in one of the best designers in the city to advise on strategic upgrades and a new staging approach. Before going on the market, we decided to take a different approach. We marketed the property for sale as a private listing utilizing the exclusive “Compass Coming Soon” program to reach over 50% real estate agents in San Francisco. To bring even more awareness to the listing, we leveraged our Top Agent Network affiliation and extensive agent connections to find realtors who would bring qualified buyers.

Sweeping Serenity in Forest Hill

The Challenge

Our sellers were going through a difficult period in their lives and needed to sell their home, but had no resources to put toward preparing it for market. Unfortunately, the property needed a lot of love and preparation to get it market ready to sell for the maximum price.

Our Approach

We partnered with the sellers, creating a plan and assembled a team of key vendors to cover the associated costs necessary for upgrades and negotiated with them to be reimbursed at close of escrow. We then managed the entire home preparation process and the results were transformational. Despite some design challenges with the property (very long staircase to enter the home), it sold almost immediately after the first open house.

The Result

Our sound investment paid off. The property successfully sold for:

The Challenge

This beautifully remodeled Edwardian needed the perfect buyers for this classic family home. Although located in a great neighborhood, there were two significant challenges: the home’s backyard faced a commercial parking lot and the presence of a business awning next door. We knew these challenges might eliminate some buyers from making an offer on this wonderful home.

Our Approach

We created a targeted marketing strategy to attract buyers who appreciated city living. Its convenient proximity to the ever desirable Richmond District became a selling point. The modern, nuanced staging and light cosmetic renovation highlighted the best aspects of this home.

The Challenge

This condo was well worn and lived-in when these sellers called us, but nestled in a superb location.

Our Approach

With our help and guidance, our team was able to add a touch of flair, bringing style back into this home through renovation and staging to make it fresh and appealing for market. Our clients utilized $11,000 toward property preparation costs provided by the Compass Concierge program – which meant zero upfront expenses to them. Through the improvements, we were able to attract multiple offers and then leverage those offers to further increase the sales price. At close of escrow, Compass Concierge was reimbursed through the funds of the sale.
